SHOPPING CENTRE FIT- OUT

Set inside the Beacon Centre (formerly Arndale Centre) in Eastbourne, the BOK Shop was a shell and core fit-out, working alongside Currie-Brown as the landlord’s Project Managers.

We were instructed as the Principal Designers, M&E Designers and Principal contractors on this multi-stakeholder project in a new, high profile location.

Even though the unit was over 3000 sqf, our clients had a lot to fit in there, including a large frying kitchen, toilets, back of house stores, staff changing area and HVAC.

Using our experience in BIM modelling we were able to produce a complex 3D design to ensure everything fitted, whilst maintaining regulatory compliance and efficacy for the client. Of course the budget had to be met, which meant some create work planning in between 12 sub contractors.

Approval Processes

The M&E design had a heavy Ventilation aspect which had multi-faceted goals to achieve. Aesthetics for the landlord, fire safety, kitchen efficacy for the client as well as tight cost management.

All goals were met through an orderly communications approach and a success-orientated philosophy as well as a knowledgable team on DW172 regulations

Complex Regulation

The centre had conflicting regulations to adhere to. We had to navigate the landlord through both their obligations and that of our clients to ensure that Fire Regulations were met on both sides. This meant re-evaluating the centre Fire Strategy, finding solutions to our clients’ Fire Strategy needs and successfully commissioning said solutions.

Glazing

Retro-fit Negotiations

The wider shopping centre project was responsible for fitting the glazing to the unit front. Upon occupation there was an issue with the installation, in that the doors had been put in the incorrect position. We negotiated through 4 parties to get the issue resolved, including all regulations and at no unnecessary cost to our clients.
